Water near the heater?
Start with the details.

Water near a water heater does not identify the failed part by itself. A supply connection, nearby plumbing, condensation, or the equipment itself may need investigation.

Observe from a safe location

Note where water first appears and whether it is continuous or follows hot-water use. Do not remove covers, alter gas controls, or touch electrical components. Keep away from standing water around electrical equipment and from hot discharge.

Collect equipment information

If it is safely visible, note whether the unit is tank or tankless, its fuel type, model, and approximate installation date. Describe changes in hot-water temperature or availability. Photos of the whole installation can provide context for the initial conversation.

Ask what the diagnosis means

A leaking connection and a leaking storage tank are different findings. Ask where the water originates, what a repair would address, and why replacement is or is not recommended. The decision should follow the actual condition of the equipment.

Plan the installation scope

If replacement is needed, discuss sizing, compatible connections, required access, and local permitting. Arvada’s city guidance covers residential water-heater replacements and installations; use the applicable authority for a property outside Arvada.
